The entire generation of baby boomers, too vast to imagine, are moving into various stages of retirement. We come from every profession and background. For over ten years now, the soon to be retired baby boomers have been flocking to our area with purchasing a part of their immediate plans. Presently, the real estate speculators who have been dabbling in the market over the past three years are now ready to sell. Some prices are rolling back to the levels we saw back in 2002 and 2003. In my twenty years in this profession, I have seen two other instances similar to this current market situation. In the past, the glitches causing this present market have always been events like high interest rates and threats of a building moratorium. The market today is somewhat of an anomaly because there is no other reason aside from escalating prices responsible for the predicament. In the past, the prices have always come back to the last high point reached and then rise about 7% a year until the next speculator buying spree begins again. This cycle has repeated about every 8 years or so since 1979. Right now you can still get a jumbo loan in the 6% range and expect to purchase, in most instances, properties within the ’02 and ’03 price tags. It just doesn’t get any better than this-nor may it ever again! This adjustment is just the beginning of an upward trend for the Marco Island & Naples area that will continue for the next 20 years. This particular moment in time is just an opportunity to “catch your breath” so to speak.
